Nexton was designed for the weekend that never needs a highway: concerts on the lawn, a
town square with a steakhouse and a taco patio, coffee and boutique shopping in one stroll,
and parks around every corner. This guide collects the real spots residents actually use in
Summerville's 5,000-acre master plan. I am Denise Rush, a REALTOR® with EXIT Realty
Lowcountry Group helping buyers and sellers across the Charleston Tri-County, and this is the
local-first list I share with clients considering Nexton.
The community is young, walkable, and constantly programming itself with events, and the
storefront lineup keeps turning over as new places open. The venues and dates below were
re-verified in late October 2026, including the newest tables at One Nexton and the Square.
Know your options before you make your move, and enjoy the square while you decide.
Nexton Square: shops and restaurants on one walkable street, with the parks one turn away.Nexton · Local Life
Living in Nexton in 2026
Living in Nexton in 2026 still means a walkable town square, 60-plus parks, and a resort
amenity life in a 5,000-acre Summerville master plan. The honest notes are the POA fees, the
premium pricing, and the very active new construction, and all three deserve a clear look.
A local's note
From Denise
"Nexton is where I send buyers who want the town square life without trading away parks
and quiet streets. The energy is real, and so is the growth, so I keep this list current."

The Nexton Angle
A walkable town center in a 5,000-acre plan
Homes, shops, offices, parks, and pools share one street grid, and the events calendar keeps the square buzzing. That mix is the whole identity.
What makes Nexton different is the density of the daily life: the restaurant patio is three
blocks from the splash pad, the dog park is a trail away from the coffee shop, and the
concert lawn is the front yard of the whole master plan. The trade-offs are real too, mostly
around construction and community fees, and the living-here note below keeps it honest.
Parks & Outdoors
Fifty-plus parks and a town square that opens onto them
Roughly a third of Nexton is parks and open space. Trails link neighborhoods, schools, and the town center, and the big community green doubles as an outdoor concert venue.
The community green · amphitheater lawn
Brown Family Park
The town of Summerville's park inside Nexton, with an amphitheater lawn that hosts outdoor concerts and performances, including the first Piccolo Spoleto event ever held in Summerville. Open daily, dawn to dusk, and the natural gathering spot for events.
Midtown · residents' resort clubhouse
Midtown Club
Opened in 2022, with a big pool that has lap lanes and an interactive splash pad, a fitness center and yoga studio, tennis and pickleball courts, and a remote-work lounge. It is the amenity that makes a weekday afternoon feel like a Saturday.
Brighton Park · neighborhood pool
Brighton Park Swim Club
A spacious neighborhood pool with lap lanes, a splash pad, and shaded seating, running summer camps and swim lessons. The classic Nexton childhood, one street over.
Miles of paths · school and square connected
The trail network
Trails run through the whole plan linking homes, schools, and Nexton Square, and the Sawmill Branch Canal Trail nearby extends the walk farther into Summerville. Golf carts share the streets, so everyone is out and moving.
Sandy Bend near Clear Path · dogs welcome
Parks at Nexton dog park
A newer dog park with a dog-friendly walking trail, shaded seating, and room to socialize. Pair the run with a stroll to the Square, where patios are used to four-legged neighbors.
Eat & Drink
Nexton Square is the walkable dining destination
Most of the community's dining lives on one main street, which is exactly the point: dinner, dessert, and a stroll happen in the same evening, no keys required.
300 Nexton Square Drive · special occasion
Halls Chophouse Nexton
The Charleston steakhouse institution's Nexton outpost: white-tablecloth evenings, a serious wine list, and live piano. This is the milestone-dinner table inside the master plan.
The first restaurant to open in Nexton Square and still the reliable pick for tacos, margaritas, and a lively patio scene on Front Street. Open daily, and the closest thing the community has to a guaranteed-good evening.
101 Nexton Square Drive · re-opened October 2026
Poogan's Smokehouse
The Nexton Square outpost of the beloved Charleston restaurant group is now in barbecue mode: the space served its last Southern Kitchen meals in late September 2026, closed for a short renovation, and re-opened as Poogan's Smokehouse in early October 2026. It joins the concept's original East Bay Street location in Charleston, and reservations are already open, so book the table before you plan the evening.
The Nexton Square sushi bar: rolls, sashimi, and a proper dining room steps from the taco patio, with reservations available so date night can be a plan instead of a hope.
The Mount Pleasant pizza house's second outpost, open in Downtown Nexton since 2025 and turning out pies for the neighborhood from 11 AM daily, with later closings on weekends (Sunday 11 AM to 9 PM, Monday to Thursday 11 AM to 10 PM, Friday and Saturday 11 AM to 11 PM). A reliable table close to the square when the patio lines are long.
The Summerville home of the Lowcountry fish-and-chips shop, serving beer-battered cod and haddock with hand-cut chips out of the Square since 2022. A casual table that works for families, and a welcome change of pace when the patio lines run long.
A neighborhood pub that opened its fifth Charleston-area location here in spring 2026: craft beers, a bourbon shelf, and American pub classics for a crowd that runs from families to after-work regulars. The easy stop when the mood is a pint and a burger, not a tasting menu.
1268 Nexton Parkway, Suite 101 · opened January 2026
Cielo Mexican Kitchen + Tequila
The Jalisco-style kitchen that opened on Nexton Parkway in early 2026, with a deep tequila list and a menu built for sharing. It stays open late most nights, 11 AM to 11 PM on Fridays and Saturdays, which makes it the dependable sit-down answer when the Square's tables are full.
206 Front Street · The Square · breakfast and brunch
Vicious Biscuit
Summerville's made-from-scratch biscuit kitchen, serving Southern breakfasts and brunch daily from 7 AM to 2:30 PM. The weekend morning plan after a dog park loop, with biscuits worth the line.
The burrito and bowl counter opened on Nexton Parkway in August 2026 with a Chipotlane drive-thru pick-up lane, the fast-casual standby for takeout that travels well back to the couch.

Dulce Churros Ice Cream + Cocktails
The newest sweet stop in the community: hand-rolled churros, craft ice cream, and a cocktail menu under one roof at One Nexton, open daily from 9 AM to 9 PM and until 10 PM on Fridays and Saturdays. Fresh enough that regulars are still working through the menu, and a proper cap to a Nexton evening.
1101 Metropolitan Avenue · Downtown Nexton · after hours
Neat & Noble Bourbon Bar
A bourbon bar that opened in Downtown Nexton in April 2026, with 150-plus bourbons, handcrafted cocktails, shareables, and a hidden speakeasy in the back. The grown-up corner of the neighborhood after the kids are down.
448 Sigma Drive · Downtown Nexton · Japanese yakiniku
FU-O BBQ
The Charleston area's first Japanese yakiniku spot: you grill premium cuts of beef, chicken, pork, and seafood at smokeless tabletop grills, with sushi, ramen, and a raw oyster bar alongside. It reopened October 13, 2026 after a summer renovation, so the room is fresh and the tables are filling up.
Nexton's coffee culture is young but serious: an all-day bakery in the Square and a specialty roaster just off it, within stroller distance of the parks.
408 Nexton Square Drive · bakery and coffee
Bked Shop
The bakery and coffee stop in the Square, open early for donuts, pastries, and espresso. It is the closest thing the master plan has to a coffee-house culture, and the morning line sets the tone for the day.
408 Brighton Park Boulevard · just off the Square
Summit Coffee Nexton
A specialty coffee roaster with a Nexton shop minutes from the Square. Pour-overs, espresso drinks, and a laptop-friendly room for the work-from-anywhere crowd.
A grab-and-go café and wellness shop that opened in Nexton in 2026: specialty coffee, protein smoothies, grain bowls, wraps, and salads alongside a small wellness market. The healthy-lunch answer that did not exist here a year ago.
Nexton Square keeps its storefronts small and local, the kind of shopping that happens on foot between lunch and the playground.
204 Front Street · kids' boutique
Tweedle Beedle
A children's boutique on Front Street in the Square, open seven days. The tempting little stop after a morning at the park, and a real draw for grandparents visiting.
202 Nexton Square Drive · pets welcome
Dolittle's Premium Pet Provisions
A long-running Lowcountry pet supply shop in the Square for dog and cat food, treats, toys, and everyday pet care. Walk the dog past the boutique, then in for a treat they actually get to keep.
Nexton's calendar does a lot of the parenting for you: family events at the Square, pools with splash pads, concerts on the lawn, and dog parks around the corner.
Resort-style family swim
Midtown Club splash pad & pools
Lap lanes, a splash pad, and shallow-entry areas make the club pools work for both serious swimmers and toddlers. Parent note: closing the book on summer is harder here.
Fenced run, shaded seating, trails
Parks at Nexton dog park
Nexton has dog-friendly trails plus fenced dog parks, so the family dog is a first-class citizen. Many patios in the Square are used to water bowls and leash hooks.
Concerts, holidays, and trunk-or-treat
Events at the Square and the park
BOO BASH in October, summer concert nights, and holiday celebrations turn the Square into a family room several times a month in season. Details are in the events corner below.
Nexton Elementary · Midtown Middle
Schools and campus events
Nexton Elementary and Midtown Middle School sit within the community, and the campuses anchor game days, school festivals, and family events through the year. A fall vendor market, the Summerville Destination Market, has called the elementary campus home.
652 Scholar Way · Downtown Nexton · opened 2026
GoDog Dog Park Bar
A membership-based, off-leash dog park with a full bar and casual kitchen that opened at Downtown Nexton in 2026. Dogs play under supervision while owners share gourmet hot dogs, loaded walking tacos, and the signature Big Dog Pretzel with craft beer, wine, and cocktails.

BOO BASH at Nexton Square
Saturday, October 24, 2026 · 5 to 8 PM
The community's Halloween tradition: trunk-or-treating up and down the Square's main street, costumes encouraged, music, and games. It is the October date the neighborhood plans its costumes around.
Nexton's fall community gathering on the Saturday before Halloween, with cozy seasonal food and drinks in the square. It lands the same day as BOO BASH, so the neighborhood runs from afternoon to evening. Confirm the details on the community calendar.
Trivia nights, music bingo, and live music rotate through the new dog park bar most weeks. Hours shift with the season, so check their site or call ahead for the week's lineup.
Saturdays · 8 AM to 1 PM · through mid-November 2026
The old-town market a short drive from the community, every Saturday morning from spring through mid-fall. A reliable Lowcountry farmers market fix when you want the oak-lined downtown version with the community's own market in the same loop.
A ticketed holiday cookie-decorating class at the Square, one of the first signs the season is turning in the community. Seats are limited, so grab a spot on the community calendar and confirm the details before you go.
Tuesday, December 1, 2026 · 5:30 to 8:30 PM · Hutchinson Square
Downtown Summerville's tree lighting under the oaks, with the ceremony at 6 PM, live music, and the classic holiday crowd. The Nexton Square tree lighting typically follows within the same week, so early December is a bright stretch in and around the community.
This corner is kept current as the community calendar changes. Dates and venues shift, so
confirm with the organizers before heading out. If you want the classic Lowcountry farmers
market, downtown Summerville's Hutchinson Square hosts one every Saturday morning, April through
mid-November, a short drive from the community.
Living Here · The Honest Read
What residents love, and what to know
What residents love
The walk-everything town center. Restaurants, coffee, a boutique, a bike shop, and live
music sit on one street, so evenings feel social without a drive. The amenity density, the
pools, and the programmed events make Nexton feel like a resort that happens to have a
zip code.
What to know
This is a young, growing community: construction continues across the plan, and the most
established sections like Brighton Park and Midtown feel more finished than newer villages.
HOA and amenity fees are real and worth reading before you buy. When you want the old
Lowcountry, downtown Summerville's oaks and restaurants are ten minutes away.
The commute math
Nexton sits about 25 miles from Charleston off I-26 at exit 199B, which keeps downtown in
reach while the community's own daily life stays local. School zoning pulls primarily from
the Cane Bay High School cluster, so confirm the feeder pattern for a specific address.
Also Worth Your Weekend
Five minutes away, Cane Bay runs its own show
Nexton and Cane Bay Plantation are different personalities on the same corridor, and both are worth a Saturday. If the square feels busy, the lake community is the calm counterpoint.
The neighborhood lists only get you so far. When you are ready to match the lifestyle to the right village, builder, or selling strategy, call Denise or book a conversation. Bring the questions, leave the calendar pressure at the door.
"A home deserves a strategy, not just a listing. Whether you are comparing builders here
or timed to sell in another town, my job is to make the decisions clear so you move with
confidence."
