Cane Bay, Berkeley County
South Carolina's most-bought community for a decade running: lakes, trails, schools on site, and new construction in nearly every price range.
Cane Bay has been the number one selling community in South Carolina for ten straight years, and it is easy to see why from the driver's seat. The master plan layers lakes, trails, parks, retail, a family YMCA, and schools into one connected place, and most homes back to water, green space, or wetlands. The Lakes of Cane Bay phase added a 300-acre lake and a canal system planned as a kayaking and paddleboard blueway.

The Overview · Continued
Cane Bay has been the number one selling community in South Carolina for ten straight years, and it is easy to see why from the driver's seat. The master plan layers lakes, trails, parks, retail, a family YMCA, and schools into one connected place, and most homes back to water, green space, or wetlands. The Lakes of Cane Bay phase added a 300-acre lake and a canal system planned as a kayaking and paddleboard blueway.
Roughly 25 miles of walking and biking trails lace the community, and the paved trail system links the schools so many kids can walk or ride to class. The Market at Cane Bay, anchored by Publix and lined with restaurants, gives residents daily errands without leaving the property.
New construction dominates the inventory here, with builders active across dozens of neighborhoods and floor plans. This is one of the communities I know house by house, and where my new-construction experience earns its keep.
Schools
Cane Bay is served by the Berkeley County School District, with Cane Bay Elementary, Cane Bay Middle, and Cane Bay High School within the community, plus Berkeley Preparatory Academy, a tuition-free K-8 public charter school also located inside Cane Bay. The schools have grown as fast as the community, so I always confirm current zoning and capacity for the specific address.
Commute & Location
Cane Bay sits about 30 miles from downtown Charleston, typically 30 minutes or so via I-26 with the interchange at exit 197B opening the door; downtown Summerville is roughly 10 to 11 miles the other direction. Lake Moultrie, a 60,000-plus-acre lake, is about 15 miles away for weekend escapes.
For Buyers
Cane Bay, through a buyer's eyes
Cane Bay suits families who want an active, amenity-rich lifestyle with schools and recreation inside the same gates as the house. First-time buyers, move-up families, and relocating out-of-state buyers all find room here, and the range of builders means a range of price points.
New Construction
What's being built
New construction is the story at Cane Bay. The builder lineup spans price points and styles, which makes comparing incentives, lot premiums, and completion timelines genuinely important work. I help buyers put each builder's offer on the same terms, inspect smartly, and understand what the finished neighborhood will look like before they commit.
