Summerville vs Goose Creek vs Moncks Corner: Choosing Your Berkeley County Home Base

Which Berkeley County town is right for you: Summerville, Goose Creek, or Moncks Corner? The honest answer is that each one optimizes for something different. Summerville offers the historic downtown, the school reputation, and the master-planned communities of Cane Bay and Nexton, at the highest prices of the three. Goose Creek sits right next to Joint Base Charleston's Naval Weapons Station and trades some charm for the shortest commute to base jobs. Moncks Corner, the county seat, pairs the most affordable homes with Lake Moultrie waterfront and the longest drive to downtown Charleston. This guide compares the three on schools, commute, housing, and daily life so you can match a town to your situation instead of guessing.
I am Denise Rush, a REALTOR with EXIT Realty Lowcountry Group who works the Summerville, Cane Bay, and Nexton market every week and serves buyers and sellers across Berkeley County. Population, price, and commute figures below come from published sources and are estimates to verify with current data.
Why buyers start with Berkeley County at all
Berkeley County has been the Charleston metro's growth engine for years, and the reason is simple: more new construction per dollar than Charleston County, land still available for master plans, and a commute to the bases, Boeing, the port, and downtown that is reasonable for families who want new homes and yards. The county's three biggest towns are not interchangeable, and choosing between them is usually a schools, commute, and budget decision, not a style decision. Once you know which of those three matters most, the town picks itself.
Summerville: the Flowertown in the Pines
Summerville, the largest of the three with a population reported around 51,000, earned its nickname from the azaleas that line its oak-canopied streets. The historic district, Azalea Park, the Flowertown Festival, and a walkable downtown give the town an identity most suburbs never get. East of the historic core, the growth side of town holds the communities Denver clients ask about most: Cane Bay Plantation, Nexton, and Carnes Crossroads, all with a Summerville address and all in Berkeley County.
The tradeoff is price and drive time. Summerville is the most expensive of the three towns, and the drive to downtown Charleston runs roughly 30 to 45 minutes on I-26. It is also the longest of the three to the Naval Weapons Station. Families who work downtown or in tech, healthcare, and the port, and who want neighborhood schools and amenities, are the buyers Summerville fits best.
Cane Bay, Nexton, and the master-planned lifestyle
The Summerville side of Berkeley County is where new construction dominates. Cane Bay Plantation is the 4,500-acre master plan with multiple villages, neighborhood pools, parks, and its own school corridor. Nexton is the walkable plan with a town center, trails, and a growing retail square. Carnes Crossroads sits on the Highway 176 side with its own schools and amenity package. If your list includes a brand-new home instead of a resale, this corridor is likely your first stop, and my Cane Bay and Nexton new construction guide covers the builders and villages in detail.
For the builder-by-builder picture, my new construction guide for Cane Bay and Nexton walks through villages, price ranges, and how to compare incentives fairly.
Goose Creek: the base-adjacent suburb
Goose Creek is Berkeley County's fastest-growing municipality, with a population reported around 46,000 in the 2020 census and projections higher now. Its defining feature is location: the Naval Weapons Station sits inside the city, hosting the Navy Nuclear Power Training Command and weapons logistics, so military families and defense contractors anchor the housing market. Depending on the neighborhood, many homes are within about 5 to 15 minutes of the gate, and Joint Base Charleston's Air Base is roughly 20 to 25 minutes away.
The housing stock is mostly established single-family suburbs, commonly in the mid-$300,000 range by published estimates, with some of the most affordable homes near the base gate. It is less picturesque than Summerville and less scenic than the lake, but for anyone whose paycheck depends on the base, the time saved every day is hard to overstate. My Goose Creek living guide covers the neighborhoods and commute in more depth.

Moncks Corner: the county seat and lake town
Moncks Corner, the Berkeley County seat with a town population around 13,000, is the small-town lowcountry option. Its signature asset is Lake Moultrie, the roughly 60,000-acre Santee Cooper reservoir that powers boating, fishing, and waterfront living, plus easy access to Lake Marion across the region. Homes cluster on the lake and in newer communities like Foxbank Plantation on the outskirts, which brings an 800-acre lake-and-trails community with its own elementary school a short drive from Cane Bay.
Published estimates put average home values in the mid-$300,000s, making Moncks Corner the most affordable of the three towns, with the waterfront market the clear premium. The tradeoff is distance: downtown Charleston runs roughly 35 to 50 minutes off-peak and closer to an hour or more at peak, and it is the farthest of the three from the Naval Weapons Station. Buyers who work in Moncks Corner, at Santee Cooper, or remotely, and who want more land or lake access per dollar, are the ones it fits.
Commute comparison at a glance
Commute is the number one reason buyers choose between these three towns, so here is the honest version, based on published estimates that vary by exact address and time of day:
- To downtown Charleston: Goose Creek is roughly 20 miles and about 25 minutes has been reported; Summerville runs about 30 to 45 minutes on I-26; Moncks Corner runs about 35 to 50 minutes off-peak and up to an hour or more at peak.
- To the Naval Weapons Station gate: Goose Creek wins by a wide margin at roughly 5 to 15 minutes from many neighborhoods; Summerville and Moncks Corner are both longer base commutes.
- To Joint Base Charleston Air Base: Goose Creek is about 20 to 25 minutes; Summerville and Moncks Corner are longer, in the 30 to 50 minute range depending on traffic.
- Between the three towns: Summerville, Goose Creek, and Moncks Corner are roughly 15 to 25 minutes apart from each other, so day trips to another town's amenities are normal.
The Takeaway
Drive the route yourself at the time you would actually commute, once on a weekday morning and once on a weekend. Published estimates are a starting point; your lived experience is the number that matters.
Schools: the district line changes everything
School talk in this part of Berkeley County gets confusing because of the county line. Summerville's historic and western areas are served by Dorchester District 2, widely praised and part of why families pay a premium for Summerville. But Cane Bay, Nexton, and Carnes Crossroads, despite Summerville addresses, sit in Berkeley County and feed Berkeley County School District schools: Cane Bay, Nexton, and Bee Tree elementary feeding Cane Bay Middle and Cane Bay High. Goose Creek and Moncks Corner, including Foxbank Plantation with Foxbank Elementary on site, are also Berkeley County schools.
Since assignments are by address and can change with rezoning, verify the exact feeder pattern before you choose, and check the current school map rather than trusting what a builder's brochure says. My school guide for Cane Bay, Nexton, and Foxbank lays out the corridor in detail.

Home prices: what each town costs right now
Prices move, so treat everything here as an estimate to verify against current listings:
- Summerville, including Cane Bay and Nexton: the highest of the three, spanning existing neighborhoods in the high $300,000s up through new construction and larger homes well above that. New construction in the master plans is heavily builder-priced.
- Goose Creek: established single-family suburbs commonly in the mid-$300,000s, with the lowest-priced homes generally nearest the base gate.
- Moncks Corner: the most affordable of the three by published estimates, with average home values around the mid-$300,000s, the lake commanding the premium, and Foxbank Plantation offering new construction on the Cane Bay side of town.
If you are weighing new construction across the county, my Berkeley County market update has the current medians, and the Cane Bay vs Nexton vs Carnes Crossroads comparison helps once you narrow to the Summerville corridor.

The bottom line: which town fits which buyer
- If you work on or near the bases, pick Goose Creek. The daily time savings is the whole argument, and the schools are solid.
- If schools, community, and a walkable downtown matter most, and your job is downtown or along I-26, pick Summerville, with Cane Bay, Nexton, and Carnes Crossroads as the new-construction options.
- If budget, land, or lake living matters most, and you can live with the longer drive, pick Moncks Corner, with Foxbank Plantation as the new-construction middle ground.
- If you are relocating to the area blind, spend a weekend driving all three before you commit to any of them. The right town will feel obvious once you stand in it.
There is more than one way to solve a real estate problem. The right Berkeley County town for you is the one that matches your commute, your schools, and your budget, in that order.
