Is Orangeburg County a smart alternative for buyers priced out of Charleston?

Charleston prices have climbed for years, and many buyers are asking whether there is a realistic alternative that still offers new construction, good schools of choice, and a reasonable drive to work. Orangeburg County is the answer I get the most questions about, and it deserves a straight answer.

The price point is genuinely different

New construction in Orangeburg County is frequently listed below $250,000, with recent examples in the roughly $185,000 to $245,000 range for three-bedroom homes. That is a materially different number from most new construction in Summerville, Goose Creek, or Cane Bay. For a first-time buyer, a growing family, or an investor looking at rental cash flow, the math changes fast.

A central location, not a distant one

Orangeburg sits at the meeting point of I-26 and I-95, roughly equidistant from Columbia and Charleston. That makes it realistic for some hybrid commuters, and very realistic for anyone whose work or family ties reach both metros. The Edisto River and Edisto Memorial Gardens give the area its own life, and the community has a strong, established identity.

Two universities anchor the community

Claflin University, founded in 1869, is the oldest HBCU in South Carolina, and South Carolina State University is the state's only public four-year HBCU. Together with Orangeburg-Calhoun Technical College, they give the county an educated workforce, campus life, and a steady rental market.

What to weigh honestly

  • The commute: Charleston jobs are still a drive from Orangeburg, so be realistic about how the distance fits your week
  • Inventory: the new construction pipeline is smaller than in the Charleston suburbs, and good lots move
  • Appreciation and comps: more affordable markets often appreciate more slowly, which matters if you plan a short hold
  • School choice: understand the school districts and options for the specific address before you commit

Where the opportunity is real

For buyers priced out of the Charleston market, for investors seeking rental yield, and for families who want new construction with a monthly payment that fits, Orangeburg County is a legitimate strategy, not a compromise. I serve the county's affordable new-construction communities and emerging developments, and I help buyers compare the true cost of Charleston-area options against the Orangeburg alternative on the same terms.

The Takeaway

Ask Denise to pull current Orangeburg new-construction opportunities and compare them against communities in Summerville, Goose Creek, and Cane Bay on price, timeline, and closing costs.
